The Elms Holiday Home can sleep up to 12 guests plus 2 infants in cots. Infants must be under 2 years old.

Only guests included on the booking are permitted to stay at the property. 

The Elms is perfect for family gatherings, milestone birthdays and special occasions. We welcome celebrations with your own group; however we do not allow parties, events or gatherings involving additional guests who are not part of the booking. 

We have made the very hard decision not to accept pets at The Elms Holiday Home. 

A 20% none refundable deposit is required - this will secure your booking

By booking with us you are agreeing to our T's & C's and house rules.

Payments can be made with a direct debit/credit card or bank transfer. 

A damages deposit of £500 per booking is required when paying the final  balance.

When you leave The Elms will be checked and deposit returned. We are not unreasonable and only charge for anything above normal wear and tear.

The balance to be paid in full 4 weeks before check-in.

Yes. The hot tub, games room, play area and parking facilities are all included as part of your stay at The Elms. There are no additional charges for using these facilities.

Check-in time is from 4pm 

Check-out is 10am

Please respect these timings as I need this change over period in order to properly prepare the house for it's next guests.

The key will be left in our lock box. On the day you arrive we will provide you with a code for the lock box, this is located by The Elms back door. 

If you arrive after 10pm we kindly ask that you enter The Elms quietly. 

The Elms is located in the peaceful rural village of Shillingford. There are no shops or pubs within the village itself.

The nearest amenities are in Bampton, approximately 5 minutes by car, where you'll find shops, cafes and pubs. Tiverton approximately 9 miles away, offers larger supermarkets and further facilities.

The Elms is ideal for guests looking for a quiet countryside escape, with beautiful walks directly from the doorstep.

The Elms is a Georgian property spread over three floors, so some areas require the use of stairs or a few steps. Our ground floor bedroom, Elder, provides a useful alternative for guests who prefer to avoid stairs, but it is not wheelchair accessible and does not have full accessible facilities.

Please contact us before booking if you have any specific mobility requirements and we will be happy to discuss whether The Elms is suitable for your needs.

Yes. The Elms is a self-catering holiday home. Self-catering allows you the freedom to holiday on your own terms. You'll have the entire house to yourselves and can come and go as you please. Just remember to bring or buy the food, drinks and personal items you'll need during your stay.

Yes. Both Tesco and Morrisons offer a delivery service.

The Elms is a self-catering holiday home. We provide a complimentary starter supply  of essential items to help you settle in, including some kitchen, bathroom and household essentials. As a self-catering property, guests may wish to bring or purchase additional supplies you require during your stay and personal prefrences.

Yes, complimentary WiFi is available throughout The Elms. 

Cedar bedroom has a television with acess to streaming services via Firestick, guests can sign into their own accounts during their stay.

Unfortunately, there are currently no electric vehicle charging facilities at The Elms. Guests will need to use local charging points elsewhere.

No you cannot walk onto Exmoor from The Elms.

Depending on where on Exmoor you wish to explore it's  a short drive but well worth a visit with many beautiful walks and scenic routes.

There are some lovely countryside walks from The Elms doorstep if you'd prefer to leave the car.

A kettledrum BBQ is available to use from April - November. Please provide your own charcoal.

If you require the BBQ outside of these months please do ask.

We have one CCTV camera located on the exterior wall on the back entrance to The Elms Holiday Home. Positioned to overlook the Car Park for security and safety purposes and does not capture more than is necessary. CCTV footage is stored securely and access restricted to authorised personnel. Footage is deleted on a regular basis both automatically and by authorized personnel, as required by law, and only accessible to those that need it for a legitimate/legal reason.
